Booking Terms and Conditions
 
1. Paying for your holiday.  When you wish to book with us, you must return the booking form with a deposit payment equal to 25% of the total rental payable.  This deposit is non-returnable.  Confirmation of the booking will be made in writing as soon as the correct deposit payment clears through into our bank.  Cheques should be made payable to WJ & ES Blake. The booking confirmation obliges you to pay the outstanding balance that remains before the date by which it becomes due, which shall be no later than 8 weeks before your arrival date.  Failure to comply with this will risk your booking being cancelled with the loss of the deposit.  If, however, you book less than 8 weeks before the arrival date, payment of the full amount is due straightaway.
2. Cancellations or changes to your reservation by us.  We would not expect to have to make any changes to your reservation, but sometimes problems occur and we may have to make alterations.  If this does happen we will contact you as soon as is reasonably practicable and explain what has happened.  If we have to change something and the change is not acceptable to you, and you wish to withdraw your reservation, you must confirm this in writing and we will refund any payment you have made less £10 for administration.  Except where expressly stated in these conditions, we shall not be liable for changes, cancellations or any other effect on your holiday which is due to any event(s) beyond our control ('force majeure').
3. Brochure and web site details.  We have aimed to give an honest and accurate description of the property and surrounds.  There may, however, be small details which have changed due to on-going improvement and investment.
4. Death, personal injury or loss of property.  You must take all necessary steps to safeguard your personal safety and property and that of your party.  No liability to you is accepted in respect of damage or loss of such property except where the damage or loss of such property is caused by our negligence.  We shall have no liability to you for the death or personal injury to you or any member of your party unless this results from our act or omission.
5. Cancellations or changes to your reservation by you.  If you want us to change your reservation once we have issued your confirmation, an administration fee of £25 will be payable once any change has been made.  If you have to cancel your reservation, you must contact us as soon as possible and confirm your cancellation in writing.   The day we receive your telephone notification of cancellation is the day on which your reservation is cancelled.  We strongly recommend that you arrange appropriate insurance to cover the costs of cancellation and other holiday related risks.  The 25% deposit payment is non-returnable.  Cancellations made after full payment has been made (within 56 days of arrival) are subject to the following amounts payable
29 - 56 days        50% of total cost
15 - 28 days        75% of total cost
1 - 14 days          90% of total cost
On arrival date or later  -  Total cost
If any payment due in relation to the reservation is not paid by the appropriate date, we can treat your reservation as cancelled.  When you make your booking, you take on the responsibility of paying for the stay in full, so to protect yourself against unforeseen circumstances causing you to cancel, we strongly recommend appropriate insurance cover.
6. Your accommodation. You may arrive at Old Bridge after 15.00hrs on the start date of your reservation and you must leave by 10.00hrs on the last day.  If your arrival is likely to be very delayed, you should contact us so that arrangements for access may be made.  If you fail to do this, you may not be able to gain access.  If you fail to arrive by midday on the day after the start date and you fail to notify us, we may treat the booking as cancelled by you.  You agree to keep the accommodation clean and tidy, and leave the accommodation in a similar condition.  You are responsible to us for the actual costs of any breakage or damage in or to the accommodation - along with any additional costs that may result - which are caused by you or your party.  We are entitled to refuse to hand over to you, or to repossess, the accommodation if we reasonably believe that damage is likely to be caused by you or your party or can repossess the accommodation if damage has been caused.  These circumstances will be treated as a cancellation by you and paragraph 5 above will apply.  You must allow us access at any reasonable time during your stay.
7. Pets. We prefer you not to bring pets.  However, we could be persuaded in special circumstances, and, if we agree, this must be by prior discussion and confirmation of our agreement will be given in writing.  If you bring a pet with you by prior agreement, it is not allowed on beds or chairs or in the swimming pool, and should not be left unattended in the accommodation.  The surrounding fields may contain farm livestock and dogs must therefore be under strict control at all times.
8. Complaints or problems.  Every effort has been made to ensure that you have an enjoyable and memorable holiday.  If however you have a problem or a complaint, we are anxious that remedial action is taken as soon as possible.  Please therefore notify us at the earliest opportunity so that any problem can be speedily resolved. 
9. Personal details. Information you provide (name, address, telephone number etc) will be retained by us for the purpose of communication with you and will be treated as confidential.  No personal details supplied to us will be passed to any third party or used in any way that does not relate to the enquiry, reservation or booking of your holiday at Old Bridge.
10. Your rights.  Your statutory rights are not affected by anything contained within these booking conditions.
